Walking Mt. Washington, California: It's What People Want to Do

What does it say when a neighborhood has an architectural walking tour? Mt. Washington in Northeast Los Angeles (NELA) has several, but you need the legs for it. To see this hilly enclave's spectacular views, you must climb. And to buy, it can get pricy – but some homes and condos remain affordable, particularly if you want to buy a fixer-upper.

Wherever you go in Mt. Washington, expect a diversity of residences: Everything from Craftsman-style, multi-building compounds to Frank Lloyd Wright-inspired homes (including a compact Usonian-style house on Sea View Lane) and modern structures of the late 20th century. Considered one of the more affluent districts of NELA, it also remains diverse in population. Recent listings include a four-bedroom home for $1.7 million, a one-bedroom home for $290,000, and un-built lots for $80,000 to $375,000. The median price of detached homes in 2013 was $611,000; townhouses and condominiums on average sell for about $235,000. More than half of residents live in homes they own.

But don't expect Mt. Washingtonians to stay inside their houses. They have dozens of bistros, diners, pizzerias and coffee shops to choose from, as well as the Southwest Museum of the American Indian and just a short uphill trip to Elysian Park. Bordered to the south by the Arroyo Seco Parkway (110) and to the west by the Golden State Freeway (5), Mt. Washington is fully connected to its neighbors and the rest of southern California.

Children attend public schools in the Los Angeles Unified School District. About one-third of adults hold a bachelor's or higher degree.
